The second is what my tracking noticed with
those FSBO sales listed via the MLS System where the mere listing brokerage is reported as the co-operating brokerage.
I've been tracking
some FSBO sales listed via mere listing brokerages and while my tracking is not scientific, it is randomly made and the results are not favouring FSBO sellers.
If you examine the news reports about the supposed rise in
FSBO sales, the «evidence» for the trend usually comes from people running websites with names like Owners.com and FSBOhomes.com.
As to my comment regarding
FSBO sales gone bad.
As often happens,
a FSBO sale becomes contentious, resulting in litigation or unhappy buyers.
The median selling price of
a FSBO sale was $ 113,000.
So if you sell your house to your kid in a sweetheart deal, this study would consider that
a FSBO sale.
Under this «fixed fee type» of «Exclusive Agency» listing contract there would be no additional «commission» ever paid to the Listing Realtor, neither in the event of a sale by another «Buyers Agent Realtor» nor
a FSBO sale by the property owner.
