Lots of real estate lawyers receive calls about this scenario — The escrow agent willfully breaches the contract or is grossly negligent for misdelivering the deposit to the buyer or the seller when there is a dispute i.e. there are conflicting demands for the deposit because the transaction has or is falling apart.

There is certainly nothing wrong with that but if you are a
real estate agent, mortgage broker, home inspector, stager,
lawyer or anything else connected to the
real estate industry you are missing out on a
lot of great content if that is all you do everyday!
While you will find some people who thought the BAC was a bit
of a time waster, you're more likely to talk to
lawyers who went through it and find they actually learned a
lot about the realities
of law practice by being taught, say
real estate, by a
lawyer (who volunteered his or her time) with hands - on experience.
If you and your spouse have regular jobs, don't own
real estate, don't have much in retirement, have few assets and don't carry a
lot of debt, you may not need a divorce
