OOS investors dumping money drives prices more than a company).
My advice, especially for
OOS investors, would be to steer clear of S8.

OOS investor bought @ $ 329 and now wants to get out it, he might be looking for $ 1M but agent's valuation is $ 125K.

So, if you put a property under contract and assign the contract to another
investor or an
OO, that's wholesaling.
Doesn't matter if the someone else is another
investor or owner occupant (
OO).
This is why cash buyers (whether they are
investors or
OO) make double - closing easier... they don't have to make their lender's happy...
The owner occupant period only give
OO priority as far as being able to purchase before
investors have an opportunity.
