a REALTOR holds an open house for the sole purpose of gaining new clients then I would agree with you that it is a breach of owed fiduciary duty and also unethical.
Therefore,
a Realtor holding an open house may hopefully gain more than one sale due to winning over visitors as buyer clients whilst the subject property may never sell during the contract period with the seller.
