deal makes sense is if you 1) plan to stay
there for quite a while and can bank or invest the money you are saving with the reduced rent and use it to get into a property that does cash
flow positively or 2) are certain it will appreciate enough before you go to sell it that you can get out of it without a loss (including buying and selling costs).

there are plenty of bad
deals out
there so I am here to say
there is plenty of opportunity to generate more cash
flow then these guys state.
