Wholesale deals are getting eaten up by investors!

Back in October, when the
wholesale part of that
got out, I speculated that it
was part of a quid - pro-quo
deal with the CRTC, which
was in the process of deciding what to do about Bell's usage - based billing proposal.
When
dealing with an honest lender, you
are assured of fair treatment because of pricing transparency, you
get access to
wholesale interest rates posted by lenders, you
get the benefit of the lender's expertise and contacts in shopping multiple lenders for the best
deal.
They
get a
wholesale price for the money from the big banks for delivering a loan to them dramatically cheaper than the bank can do it for themselves, and that better
deal is pass on to YOU!

been trying hard to
get my first
wholesale deal here in phoenix and im just so lost with all the information I have
been receiving about this topic.
I also want to eventually
get to Buy and Hold, but I
'm currently focusing on
Wholesaling to
get my foot in the door, by learning first hand how to find
deals, networking, and making some money to save up for down payments.
Comment if you have any other sources that may
be great for newbies to try when it comes to
getting started on finding
deals to
wholesale.

'm trying not to
get discouraged but it
's been a rough few months with several
wholesale deals falling through at the last minute.
The
deal went dead BUT I
got another one 3 days after,
was led through the process in DETAIL and literally 27 days later the property sold via
wholesale and I personally made $ 6700.
I
'm getting close to my first
wholesale deal after only 1.5 months and I couldn't have done it without this amazing resource!!!
The only thing I would say
is, as a licensed agent, generally your broker should still
be getting their split even on your
wholesale deals, which could
be a downside or a necessary «evil».
I
'm hoping to try some direct mail marketing to
get some
deals that I can
wholesale.
Now, the question that I often
get asked
is, David, if they buy property for themselves or they
're wholesaling and they
get great
deals, why would they give it to me, right?

I do a lot of
wholesale deals here in Orlando, FL, and the feedback I
get is that buyers tend to go through a couple of
wholesale deals or wholesalers before finding a good one.
So many investors on BiggerPockets have achieved incredible success — whether that
's making a million by age 25 or closing on that first
wholesaling deal — and the forums
are always abuzz with those asking, how did you find the property, what
were the numbers... or more generally, how did you
get there?
The point
is that you can potentially
get a great
deal from a wholesaler, just understand there
's no free lunch and
wholesale deals come with risks not found from MLS
deals.
Since the analysis for
wholesaling a
deal to a rehabber
is the exact same as it
is to rehab a house, it allows you to
get that experience with a fraction of the risk.
It
's about five hours of video training where I walk you through the entire process of
wholesaling - from choosing a farm area to building a buyers list, to analyzing
deals, writing up the contracts, finding an end buyer, and then
getting the
deal to closing and
getting paid.
At this point we assume that when signing documents related to
wholesale deals either one of us can assume the role of buyer / seller in a respective
deal and that when a check
gets cut by the title company it would
be cut in that person's name.

been for quite some time buying real estate curses in hope of learning the R.E.strategies, like
wholesale, flipping, etc, I even
got to subscribed to efew paid programs to
get cash buyers, leads, but anyway NEVER did nothing about because I have some questions that keeps me from doing it.
There
is a learning curve as you
get into the business (how to find properties, analyzing
deals, negotiation skills, etc.) that you learn with minimum risk in
wholesaling.
Personally I wouldn't pay for an inspection on a
wholesale deal but would definitely have a knowledgeable contractor give me an idea on repairs so that your offer price
is accurate and you
're providing value to the end buyer by supplying correct information so they
get a good
deal.

are constantly talking about how many of their students
were able to quit their J.O.B thanks to
wholesaling deals and
getting a big fat check worth more than a whole months salary.
So at the end of the day while
wholesaling is one avenue to
get deals..
My ratios
are slightly skewed because I can spin a
wholesale deal into a listing and still
get paid from it.

get to your first

been quite an exciting and entertaining roller coaster ride.
@Elizabeth Galarza I have ran into the same issue here in Phoenix and never wanted to
get into
wholesaling but it
's extremely difficult to find
deals where you can even make $ 10k realistically otherwise.

been involved in
wholesaling about 6 months, I haven't done my first
deal yet, I
am a little frustrated but I understand it can take a little time to
get first
deal.
Rather I
'm wholesaling, partnering, or installing cabinets, I want to
get involved in my first
deal before the year
is over.

deal, not flipping it, so your goal
is to
get rid of the property as quick as possible so you can focus on finding other
deals.

been in the actual real estate business foe years & had an awful lot of experience --
