We've found that the people that
do well don't think of themselves
as «
wholesalers» or even «investors».
the difference is that a
wholesaler adds to a sale price keeping that
as compensation, that is basically a net listing situation for an agent and it is derived from the equity the owner had but didn't collect, an agent is paid from the highest price they may obtain for the owner who then pays a commission from the price attained.
Although I
do get many deals from mailers I get just
as many or more by referral, pocket listings, new
wholesalers looking to partner etc...
I may come across
as a jerk, but, I don't need new friends, just someone who can bring me deals, if a
wholesaler / bird dogger can
do that that's all I need.
As a
wholesaler, if you put a property under contract and
do not close you run the risk of losing your earnest money deposit.
Facilitating the same outcome
as a broker and calling it a pigeon because different contracts are used
as a business venture doesn't mean the
wholesaler isn't acting
as a broker.
Hoping to see it shift more
as there's no reason for it and
wholesalers need to see that to build a business you want buyers who will buy from you repeatedly and you can't
do that without actual deals.

I was looking on fix and flip and not buy and hold,
as you know you need to have higher margins, this is to those who say there is no good deal from
wholesalers, you just have to look and pass on those that don't make sense to you.
I feel sorry for a lot of these
wholesalers I meet,
as they don't even know what they are
doing.
As was mentioned previously in the thread by @Brian Burke, he has gotten several good deals from
wholesalers, its just about knowing how to distinguish between those who are good at what they
do and those who are not so good.
And you don't want to become known
as the
wholesaler with bad deals because that is the quickest way to ruin your reputation
as a real estate investor.
I think there have been some very valid points made here pertaining to
wholesalers, and a common theme that I have seen in this thread is that maybe some dealings with one or two «bad»
wholesalers have really caused some people to be completely biased against «any» person identifying themselves
as a
wholesaler or has anything to
do with wholesaling.

You didn't control the transaction and apparently

Do not try to make your living
as a
wholesaler by relying on the MLS.
Like look at bigger pockets here, they
do podcast, forums and such without any violations
as they aren't selling any securities or trying to pimp some loan, Even
wholesalers and people looking for JVs are fine.
As a
wholesaler and Investor myself, I never ask my end buyers to
do anything but sign a purchase agreement if they are ready to buy.
They pass the mic around and if you have a property for sale, or money to burn, etc., or want something that someone else might have (say a 3/2 single family home
as an investment property) then you can mention that and give out your contact info, and it's a great way to
do deals with other investors,
wholesalers, rehabbers, etc..
The main thing that I have learned is that there are 3 actions that are important to
do simultaneously when building your business
as a
wholesaler:
