Take advantage of other
buyer's
experiences and of the research done by consumer
agencies to get a leg up on your decision - making.
My
experience ranges from being a men's underwear
buyer to working in motorsports to director of marketing and corporate communications to working at PR
agency.
The fact that a seller would or could have access to someone
experienced like yourself, would further exacerbate the inequity I've described elsewhere here (my item 1 /) regarding a private
buyer of a «mere posting» not having any representation, or even the fundamental benefit of
Agency - Disclosure.
Intelligent and
experienced Realtors know when dual
agency can create problems, and they understand the necessary measures to take which might include getting the lawyers more involved or simply stepping back from either the
buyer or the seller.
So I do try to promote to my
buyers listings that are with
agencies and brokers that I know are smooth and good so my
buyers have a better
experience (as well as myself since that's all part of it!)
But if dual
agency happens to occur with a qualified Realtor's, and both parties (the clients) are amenable to it, my
experience is that the
Buyer and Seller are likely to be better pleased than in a typical transaction (and I have dozens of transactions to prove this, with no negative ones to disprove it).
Once neutered the LA is no longer able to negotiate in the sellers /
buyers best interest and the
experienced buyer or seller will perhaps be able to work dual
agency to their advantage at the expense of the other party.
In observance of Memorial Day this month, I'd like steer away from the topic of
buyer agency and share how I've applied more than 10 years of lessons learned in the military to my industry
experience.
