In the event that stock
valuations return to normal levels in days to come (a likely event, according to the historical
data), many people are going to be hurt by the «highly misleading» (William Bernstein's words) SWR claims that have been put forward by proponents of conventional
methodology SWR studies.

methodology is available in Appendix B.) We use the first 24 years of
data (Jan 1967 — Dec 1990) in the initial model calibration, encompassing several
valuation cycles, and use the remaining
data (Jan 1991 — Oct 2011) to run the model comparison.
The fair value team takes into account the relevant factors and surrounding circumstances, which may include: (i) the nature and pricing history (if any) of the security; (ii) whether any dealer quotations for the security are available; (iii) possible
valuation methodologies that could be used to determine the fair value of the security; (iv) the recommendation of a portfolio manager of the fund with respect to the
valuation of the security; (v) whether the same or similar securities are held by other funds managed by the Adviser or other funds and the method used to price the security in those funds; (vi) the extent to which the fair value to be determined for the security will result from the use of
data or formulae produced by independent third parties and (vii) the liquidity or illiquidity of the market for the security.
The report is based on publicly recorded mortgage and deed of trust
data collected and licensed by RealtyTrac nationwide along with an industry standard automated
valuation model (AVM) updated monthly on RealtyTrac's entire database of more than 140 million U.S. properties (see full
methodology below).
