deal on a duplex.

I closed
on a SFR at 44th and Hampton this morning, which is a bit further east than ideal but I already have a
duplex in the neighborhood and this house was a good
deal.
I'm using the VA to finance and I was just checking the site to see if there were any local Milwaukee investors willing to advertise any of their personal properties (
duplexes) and or willing to give advice
on where to find near turn key
deals for a good price
I made nearly 1/2 Million in equity the day I closed
on a 22 unit
deal I just bought (12 homes & 5
duplexes).
I hope to make my first
deal by the end of this year, starting out small scale
on residential properties, such as, a
duplex.
We are currently working
on our second and third
deals, another
duplex condo - conversion (It took me 6 months of scouring to find another
duplex suitable for conversion) and a single - family HUD foreclosure that we're getting for 50 cents
on the dollar (from another investor who is flipping the property).
Make Jose a REI and offer him a wholesale
deal on owner finance for the other half of the
duplex.
I have decided to pass
on the
deal and focus
on the
duplex for now.
I have a contract
on my first property, a
duplex, and used the propoerty analysis tool to analyze the
deal.
I feel like you could find a better
deal with a
duplex as there are more
on the market to choose from.
The
duplex / triplex / quadplex market is indeed quite competitive at this point (March 2018) I'm helping a friend look for
deals on MLS for that same property type and the last «good»
deal we liked had 12 showings in 2 days with 6 - 7 offers.
