I've heard of this elusive VA Rehab loan that allows a buyer to purchase a house and get cash to
do rehab work.
It also takes money to acquire the property and
do the rehab work.
If you aren't going to
do the rehab work yourself, you will need to find a contractor.
If you are able to buy a property under market value (usually because it needs substantial rehab work), once
you do the rehab work (and I don't mean «you» personally — you'd actually need to have it done by a licensed contractor under the terms of a 203k loan), you potentially get not only higher rents, but also the option to refinance the mortgage after the rehab is done (and once you've satisfied any owner - occupancy or seasoning requirements from the lender), which can be especially useful if you want to purchase additional rental properties (something sometimes referred to as the «BRRR method», for «Buy, Rehab, Rent, Refinance).

On my first
rehab I used a three man crew who
work for me in another business
doing repair and painting for utility companies.
Most courses end at 5:00 o'clock — notwithstanding being locked down in a
rehab facility — and since most REALTOR's
do some of their best
work in the evenings or at lunch time I don't see a legitimate reason for you writing the offer in question.
I've
done dozens of
rehabs and the guys I've used for years are mostly charging me more these days because they have more
work than they can handle being thrown at them.

rehab) Junkers to millions 5 day boot camp, if so what
did you think of it and more importantly is it

If on the other hand, you
do most everything yourself, and keep in the house what's good and
working, you can get buy with even $ 10k
rehab for a duplex.
I live in Chicago, and being a city guy I am interested in starting out by investing in smaller multi family dwellings (2, 3, 4 flats)

work, maximizing rent potential, minimizing maintenance costs by managing the buildings and tenants myself, and holding on to them for a while and see what I can make of it.

does have loads of knowledge about
rehab work, but I'm not sure if this is the right fit for me.

I started out only

I live in Cape Coral as well and unless you're looking to
do some major
rehab work an 80k house in n the Cape will be tough.
I liked the
work they
did on the
rehab on the two properties I purchased, but in all four units, it took them a month or more to place tenants.
Any information about initial
rehabs helps because I don't
work with those myself.
I'm not suggesting overspending when you are
doing the
rehab but it sure felt good for me to retile the bathroom with an accent tile, redo the floors and even put in a
working garage door opener for an existing garage.
One other thing I noticed, they claimed to have
done this
rehab in about a month, and claimed the added bathroom added imense value to the property (I believe they quoted a $ 20k increase), well I don't know how it
works in Utah, but here in CA, adding a bathrom only adds value if it gets onto title and to
do that requires permits from teh city / county.
Some
rehab companies
do great and honest
work, but just be careful you aren't walking into a money pit.
