I bought a
duplex in a popular downtown area for 94,000, it cash
flowed about 22 % cash on cash.
Any suggestions on the ability to cash -
flow on
duplexes in that geography?
Prior to that I read The ABC's of Real Estate Investing and I really liked the ideas introduced
in regards to value based on cash
flow and NOI - it helped really shift my mindset from small
duplex buildings to larger, multi-unit buildings, though I'm thinking I'll definitely be starting on the smaller, more manageable side.
What was 6k
in annual cash
flow should be 60k, compared to the measly 27k from that 300k
duplex if we are talking California values.

Duplexes that are close to market value («expensive») usually have minimum repairs, are
in a great area, 100 % occupied, great cash
flow.
I have a condo unit that I rent out now and a
duplex that I live
in, I am looking into the purchase a 4 unit for cash
flow, I don't mind doing a little to get it
in good condition for a renter also have considered sec. 8 renting.
The
duplex is built
in 1910, cash
flows well, but has snow sitting on the roof half the year, I have to replace the furnace already, worry about ice / snow removal, and of course, had to pay for that frozen pipe (that goodness it didn't burst).
But if you're one of these people who like to see $ 100 / unit cashflow positive and you're dealing
in duplexes, then you'll have to own a lot of properties to have the other ones cash
flow the vacant one.
I'm finding as an investor, I get very good cash
flows on
duplexes in Minneapolis (all over the 1 % rule) I just find that single family homes can't cash
flow at all.
But
in the close -
in Portland market, it is appearing that
duplexs do not cash
flow whatsoever.
My
duplex (also $ 240,000) rents out for $ 2250 per month currently, and produces free cash
flow in the ballpark of $ 450 per month so far.
