Any suggestions on the ability to cash -
flow on duplexes in that geography?
I'm renting a room out too and will cash
flow on a duplex.
I'm finding as an investor, I get very good cash
flows on duplexes in Minneapolis (all over the 1 % rule) I just find that single family homes can't cash flow at all.

I bought a
duplex in a popular downtown area for 94,000, it cash
flowed about 22 % cash
on cash.
Prior to that I read The ABC's of Real Estate Investing and I really liked the ideas introduced in regards to value based
on cash
flow and NOI - it helped really shift my mindset from small
duplex buildings to larger, multi-unit buildings, though I'm thinking I'll definitely be starting
on the smaller, more manageable side.
The
duplex is built in 1910, cash
flows well, but has snow sitting
on the roof half the year, I have to replace the furnace already, worry about ice / snow removal, and of course, had to pay for that frozen pipe (that goodness it didn't burst).
Interestingly, because of how high the cash
flow is
on the property, the amount that she DID pay covers the mortgage, escrow, insurance, property taxes and PM fee of 9 percent
on the entire property... and since it's a
duplex then what the other tenant pays is pure cash
flow.
