Although fundraising remains strong by historical standards, new capital flowing into global private equity real estate funds took a big step back in first quarter.
According to commercial real estate services firm CBRE, Chinese outbound capital flows into global commercial real estate markets have exceeded $ 10 billion in a year for the first time ever.
Capital continues to flow into the U.S. real estate sector from a myriad of sources, including global pension funds, sovereign wealth funds, private equity firms and REITs, among others.
Among its observations: Global volatility and uncertainty will affect whether foreign capital continues to flow into U.S. commercial investment as has been the trend in recent years.
There is also potential for a boost in the flow of capital into REITs and their returns as a result of the new classification of real estate securities into their own Global Industry Classification Standard (GICS) category.
