I hear you on being leery of the
turnkey property websites, but I think the
best way to deal with your concerns there are just to verify the
turnkey provider's claims and work: before you buy, have an independent inspection and appraisal report.
A
good property management company will be able to coordinate / bill out any repairs for the building and run it «
turnkey» for you.
Turnkey providers either also have a
property management company as
well or they may not.

turnkey investment and
property management company.
Craig tells us about how he got started in real estate as
well as how he became a full time investor and full time
turnkey provider of investment
property.
Most other
turnkey real estate investment companies will either own the
property management company and some companies have no affiliation with
property management other than referring you to a handful of companies with you picking who you liked
best.
Unfortunately, just because you purchase a
turnkey property doesn't mean that it will automatically come with a
good property manager.
My personal feeling on
turnkeys is they are
good for somebody who wants to stay focused on their non real estate career but would like to invest in a
property or two.
The micro-markets are
best differentiated by the teams on the ground, either the
property managers or
turnkey providers, to be able to explain the differences between locations and
properties.
It wouldn't be a
good idea to use it on a
turnkey property then, right?
Good points... another one, not necessarily related to the DIY «ness of multifamily syndications but important none the less: if you are looking for a passive RE investment, the structure of a
well crafted syndication deal has
better alignment of the interests of the passive investor and the active partner IMO than, say, buying a
turnkey rental
property.
My goal isn't to throw
turnkey providers under the bus (again, occasionally they will have some great inventory) it's to encourage investors to educate themselves
better, think through the business model and use this to your advantage to make sure you're buying a
property that fits your needs and wants exactly.
It seems to me with a
good turnkey provider you might get true passive investment but you have to trust the tk provider AND you will pay high retail for the
property.
