This is a great question that is asked, at one point or the
other,
by just about every
investor and would - be
investor in the game.
And
just like any
other responsible trading broker would want their
investors to be sure that their money is safe; Admiral Markets is reportedly a registered company that is regulated
by the FCA (British Financial Conduct Authority).
While the company told
investors it could provide quick, accurate medical test results from
just a few drops of blood pricked from a finger, it was in fact running most of its tests on machines manufactured
by other companies.

just by others but also lies we tell ourselves.
Just like
other investors, short sellers try to make profits
by shorting stocks in the market they believe to be overvalued.
Also the biggest mistakes
investors make is
by reading Grahams early works then trying to invest that way even though those types of stocks and the saftey that went with them no longer exist... So they
just buy falling stocks or some really really low pe stocks in cyclic industries or
other things and it has been very painful for many.
Others are
just waiting to be claimed
by investors.
There have also been a large number of Initial Coin Offerings (ICO's), used to raise money for startups
by issuing tokens / coins, which have raised vast sums of money only for the owners to disappear with all the money, whilst
others have been less deliberate but have been
just as devastating to
investors.
On the
other hand, a growing number of
investors regard bitcoin as
just another class of alternative asset
by which to diversify their portfolios.
Investors in
other countries, who would have remained completely unaffected
by the ban,
just ended up dancing to the Korean tune.
Of course, none of these strategies are always applicable but
just want to give you and
other investors in the NPN space some suggestions for the future to help with some of these issues caused
by that element of chance.
CAP rates are a crummy way to value residential real estate and an equally crummy measure of financial performance for all of the reasons mentioned above and more... you may disagree, but since the only
other person out there that regularly disagreed with you on this was kicked off this site for doing so, and
just about every
other turnkey operator seem to be in the business of perpetuating it as a metric to try to artificially pump up the attractiveness of their offerings and scam newbies, please forgive me if I try to offer some counterbalance and perspective to
other new
investors who would otherwise not have any
other exposure to such radical ideas as using CAP rates the way they were designed to be used
by the professionals who use them.
