keep in mind that it is unlikely that both the buyer and seller will reap the benefits of not having to pay
commissions.
The homeowner will
keep approximately 94 % of the proceeds when a home sells, while all the
Real Estate Agents involved in the home's sale split 6 % (assuming a 6 %
commission) of the proceeds.
If a person acting as a Florida
real estate agent or broker agrees to sell, or even goes so far as to negotiate the sale of your home or condo, but didn't bother to get or
keep up a valid Florida
real estate license, then that contract to pay a
commission to that party is considered void under Florida law.
By
keeping commissions ambiguous,
real estate agents keep them artificially high.

keep them artificially high.
Paul, I guess what
keeps the
commissions high is the fact that there are just way too many
agents in cities like Toronto that have to share / divide up the
real estate pie.
