Not trying to be snarky here or ruffle any
turnkey people's feathers, I'm genuinely interested in learning what each party gains from an arrangement
like this and specifically what's in it for the
turnkey company and why not just hold the
property and keep all the profit?
Some
turnkey providers consider maintenance and vacancies as «soft costs» (versus hard costs
like taxes, insurance, HOA fees), and they either won't include them at all, or use unrealistic numbers, in order to make the
property look more attractive from a ROI perspective.
I'm guessing company names and contact information would be helpful to those of us who can provide
properties to these
turnkey providers and those who would
like to buy from
turnkey providers.
Hopefully the meeting will provided good partnering opportunities and or networking opportunities for people to talk about Flipping houses or BRRR methods, out of state investing methods and strategies
like Turnkey and rental
property experience.
We were looking at a couple of Brrrr
turnkey properties, but the cashflow was only
like $ 300 a month and we'd need to accumulate a lot of those fast (looking to replace income from DH's lost job...)
Most other
turnkey real estate investment companies will either own the
property management company and some companies have no affiliation with
property management other than referring you to a handful of companies with you picking who you
liked best.
Some are pitching portfolios of
turnkey rental
properties that look
like they're straight out of the foreclosure process, where upgrades haven't even begun.
After completing hundreds of transactions, I simply want to share the benefits other people have been able to gain and eliminate challenges investors
like myself and others have overcome successfully, by simply following this small road map for out of state
turnkey investment
property buying.
My personal feeling on
turnkeys is they are good for somebody who wants to stay focused on their non real estate career but would
like to invest in a
property or two.
Some who just use the word as a
property they
like on the MLS, and others who actually do
Turnkey services.
I'd
like to hear from someone who bought a
turnkey property 5 years ago and see how they are doing.
