Although the deal is a bit thin, there is a lot of upside to the property due to its location, extra features versus other houses in the same neighborhood (
sunroom, finished basement, etc.),
little work needed on the house and recently replaced heating / cooling and roof.
It really depends on the level of rental - if this is a
sunroom, it sounds a
little more high end, and that would be detrimental.
And speaking of personalizing - the
sunroom was kind of a quickie makeover because there isn't a whole lot of wall space or room for furniture in there, but we're making decisions a
little slower with our half bath redo.
It's sitting on a
little, old hamper in our
sunroom right now and I love the way it makes me feel when I walk in there every day!

I told him I wanted the windows to sit up a
little higher (away from the
sunroom and bottom edge of the roof) and that I wanted to new roofs to be gabled (not shed - style).

I just think the black / charcoal cabinets are a
little boring (except that kitchen with the
sunroom windows — lurrrve!).
Both look awesome but I thought the vertical made the room look a
little larger and draws the eye to the those tall
sunroom windows and will look especially good if you decide do the fireplace as you've shown.
We've decided what we're going to with that
