Home Buyers: We'll Forgive But (Won't) Forget

love, the FHA hopes mortgages are better the second time around.
In a housing market characterized
by a short supply of properties and
by bidding wars, some
buyers are hoping to get a competitive edge
by writing sellers short notes about why they fell in
love with a
home and want to become its new owners.
Because the Romantic styles cut such a broad geographic swath, you'll find a considerable inventory of older
homes sought after
by buyers who
love the delightful decorative confections unique to these styles.
Some
buyers love the idea of developing instant equity
by fixing up a
home and doing much of the work themselves.
Unfortunately, like the decision to hide «conditional sale status» from
buyers looking for
homes on the Calgary MLS system (Ontarians would
love to see that crazy consumer misleading form required to be signed
by the Seller of every conditional sale), this move to legitimize formal disclosure through a limited explanation is yet another breach of the Code of Ethics required to be followed
by all members of CREA.
Unfortunately, this is one of the first, hard lessons learned
by a
Buyer trying to buy a
home in a Seller's market when they lose the
home they really
loved because they were asleep at the wheel.
