The reason many
home buyers choose to buy a mobile or
manufactured house is because they cost less to construct.
In fact,
manufactured homes — the industry's preferred term since the mid-1980s for HUD - approved, factory - constructed mobile
homes — are attracting all sorts of new
buyers these days, from single parents to empty nesters to white - collar, middle - income families who want more square footage for their housing dollars.
However, I've read a lot of mixed reviews on
manufactured homes having high DOMs, poor resale value and being hard to finance (thus reducing my pool of
buyers.)
Buyers also consider townhouses (20 percent), condominiums or co-op dwellings (13 percent), duplex or triplex buildings (9 percent), or mobile or
manufactured homes (8 percent).
Chattel loans, or personal property loans, are available for
homes located on land the
buyer doesn't own, such as a

There isn't any maximum purchase price, and
home buyers may purchase a variety of property types, including existing
homes, new construction, modular
homes, planned unit developments (PUD's), eligible condominiums and new
manufactured homes.
Conventional mortgages are available to qualified
buyers who purchase their
manufactured home along with a parcel of land.
Buyers in the Midwest (10 percent) and Southeast (9 percent) are slightly more likely than other Americans to consider
manufactured homes.
Prompted by a federally mandated «duty to serve» underserved markets, the two government sponsored enterprises (GSEs) have recently released plans to begin better serving
buyers of
manufactured homes.
