You understand that forgetting to
pay the
rent on time means that there is an opportunity to work
on time management skills, rather than thinking they are a failure.
IF they still owe you back
rent and you have proof of that... You can send them a 3 - day notice to evict them if it is not
paid within those three days... CHECK with your
renting law in that state first though... Since he does
pay the
rent on time I'm sure he will come up with the funds to cover the back
rent... But, that will let you evict them, but that will let you evict them if he doesn't... But evictions cost $ $ so you need to weight that in also... Plus, some tenants get
mean and nasty and destroy things... Have the neighbors call the cops if it is too noisy.
