I think the first thing is to look for a place where there is no state income tax if possible, I do nt want to hire a tax preparer for 1
property, then figure out how I will do the fiancing, I usually work with bankers I have known for 20 years, then look for at least reasonably priced houses or
multi units say under 100K $, then look for good cash flow with a good history of rent demand.
There's also the other angle, which is to legalize the illegal additions... In some cases (like where they added an extra room) it might just be a matter of backtracking a little bit and going through the city's process of pulling permits, providing drawings, inspections etc.... In other cases - like if the house is zoned SFH and functioning as a
multi unit - you would need the city to rezone the
property... If the neighborhood is predominantly zoned
multi unit, then there's a decent chance the city would consider it.

properties such as number of
units and how their defined (i.e. duplex,
multi, etc), past sales, etc?

You're still living with your tenant but there are now dozens of potential
properties on the market to choose from instead of the tiny handful of
multi units you'd have to select from in this tight market.
The number one advantage to this approach is you can buy a nicer
property in a nicer area and still make the numbers work as well and sometimes even better than buying a
multi unit.
The basic problem with buying a
multi unit for house hacking in Denver in today's market is they're very expensive, so to make the numbers work you might need to buy a
property in a marginal neighborhood.
The goal for me will be to flip a few and then buy larger
multi unit rental
properties.
