The national average sale price increased 17 per cent, year - over-year, in January, according to the Canadian Real Estate Association (CREA).
But, take British Columbia and Ontario out of the equation, and
the national average sale price actually declined by 0.3 per cent.

The MLS Home Price Index (HPI) was up 18.6 % year - on - year (y - o - y), boosted by a 30 % rise in Toronto, while
the national average sale price increased 8.2 % y - o - y in March to an average of $ 548,517.

The number of Canadian homes sold in March plunged 23 per cent and the
national average price was down 10 per cent from the same month last year amid double - digit plunges in most housing markets across the country, according to the latest monthly
sales data released Friday.
Another strong sign is that
average sales prices and rents were up in 1997 — a 14.3 percent rise in
average sales price and a 9.6 percent rise in
average rent, according to the
National Real Estate Index, published by CB Richard Ellis in association with E&Y Kenneth Leventhal Real Estate Group.
Greater Vancouver's share of
national sales activity has diminished considerably over the past year, giving it less upward influence on the
national average price.

national average price continues to be pulled upward by
sales activity in Greater Vancouver and Greater Toronto, which remain two of Canada's tightest, most active and expensive housing markets.

sale price increased last year to a point where they exceed the
national average handily.
However, in specific counties where the cost of living is higher than typical, and the typical home
sale price is well above the
national average, the FHFA assigns 2016 conforming mortgage loan limits to be a little higher.
