Many programs allow for the
use of gift funds to meet part of all of the down payment requirements.
If gift already received, copy of gift check, evidence of
withdrawal of gift funds from donor's account and poof of deposit into your bank account
No
portion of the gift funds can be paid to the Borrower unless the Borrower is being reimbursed for his / her earnest money deposit and pre-paid expenses to the extent the minimum Borrower contribution has been satisfied.
The down payment is gifted from a family member and you will be asked to sign a gift letter and show the transfer
of gifted funds into your account prior to funding of the mortgage
While you will need to provide your lender with bank statements
regardless of gift funds, if Mom and Dad give you $ 10,000 for your home purchase, you and your parents will need to provide a gift letter with (but not limited to) the following information:
The VA lender will want to see a paper
trail of the gift funds but this can be nothing more than a simple copy of the cancelled check, both front and back.
Your down payment may be as low as 3.5 % with this loan and you can use 100 %
of gifted funds to pay the down payment (which is not the case with all loans).
