I still care about
CoC ROI and cap rates, but at the end of the day, the IRR should be the best reflection of an investment's impact
on my net worth.
So, I would say start by trying to identify some criteria to help direct how you'll run your numbers (i.e. a certain
CoC return or Cap Rate... you don't need specifics for EVERYTHING, but set a couple to guide you based
on your long - term goals.).
I would also guess that most investors have a
CoC Return criteria, because it's smart business to understand what kind of return you're getting
on the hard - earned money you're investing.
If you're only getting 4 or 5 %
CoC Return
on the capital you're investing, you'd be better off investing in the stock market, which I believe has historically returned an average 9 - 9.5 % over the past several decades.
(Of course, there are other benefits to real estate besides just the
CoC Return from your cash flows, such as tax benefits and appreciation, but I look at those as the cherry
on top.)
Based
on my current savings, my anticipated earnings available for reinvestment, and the
CoC returns I'm seeing people achieve
on BP, this goal seems realistic in 5 years, iff (a joke for you math nerds) properly executed.

Assuming a financed property,
CoC can vary per buyer because it is dependent
on the financing terms used to buy the property.
I look at is the cash -
on - cash (
CoC) ROI.
Regardless, with the 40 % rule, we're cash flowing roughly $ 2,200 / year; however, considering I will have higher quality tenants at 1,500 / month, the home is completely renovated, vacancy rates are less than 1 % and the only major repair looming (fingers crossed) is the roof, I think it could be realistic to have our total operating expenses (including insurance and taxes) at roughly 25 % gross rental income for the first few years, which should give a CAP of 9.11 % and
COC on 20.73 %.

COC if we make 50 to 75k
on it in 9 months (our normal cycle these days if things don't change) you can see that our return is quite high
on a % basis...
Mortgage paydown is not included in the
COC calculation because you can't get your hands
on it.
