other crowdfunding real estate programs, you are not forced to focus solely on large commercial properties or big investments, which allows you to diversify your portfolio while managing risk and keeping it at a minimum.
I've seen my share of
real estate investing problems, some of which can be reduced by investing in
crowdfunding real estate while
others are just a common hurdle of the investment.

When you participate in
crowdfunded real estate investing, you are part of a group of people who pool their money with

In this day and age, its also easier than ever to invest in
other types of
real estate asset classes as a passive investor via
real estate crowdfunding.
It's a new market still in its «hype phase,» and some
real estate crowdfunding companies are better equipped to provide value and reduce risk than
others.
Real estate crowdfunding took longer to develop than
other types of
crowdfunding and peer - to - peer investing but it has really gained momentum this last year.
That might not sound like an amazing return worth the time to analyze individual
real estate crowdfunding projects but don't overlook some of the
other benefits.
When you have money coming through
crowdfunding and you've also got money going out through
crowdfunding, that's a lot harder to do in
other verticals that are not
real estate, like if you're financing a private company or something that's not going to have dividends on a regular basis.
They are making good use of legal and
other professionals who have deep knowledge in
crowdfunding and / or
real estate.
Crowdfunding and digital transactions are expected to grow in popularity, while a range of
other technological advances from smart buildings to driverless vehicles will enhance opportunities in commercial
real estate.
These offerings come from no shortage of
real estate crowdfunding portals — some that serve as a marketplace for third - parties to raise funds, and
others custom built by companies doing their own deals.
Other broker - dealers, such as Silver Portal Capital, are simply launching their own
real estate crowdfunding sites.
The phenomenal growth of
real estate crowdfunding has outpaced every
other industry — including technology — since the SEC legalized investment
crowdfunding in September 2013.
Even a return of 9 % annually on
real estate crowdfunding would be excellent considering you're also getting a diversifier from
other assets in your portfolio.
I've seen my share of
real estate investing problems, some of which can be reduced by investing in
crowdfunding real estate while
others are just a common hurdle of the investment.
There are risks to all of these
real estate platforms, some specific to each and
others common across all
real estate crowdfunding portals.

ArborCrowd's investment model is unlike
other crowdfunding platforms — the quality of the
real estate is at the core of the business.
One notable finding of the report is that
real estate crowdfunding is facilitating cross-border deals as it expands into
other areas of the world.
So far, though, the
crowdfunding platforms haven't proved as popular in
other parts of the
real estate market, including for commercial projects needing millions of dollars.
