under market value due to factors that aren't typically or
properly articulated in the text overview, or might not be apparent in the photos, I wouldn't want the neighbour to draw the wrong conclusions about where the
market was going and start spreading the false word around.

market value» — the definition being: whatever a willing buyer will pay to a willing seller, when neither is
under duress, and the property having been exposed «
properly» to the
market for a period of time sufficient to acquire a logical and best price.
