I certainly would not call equity REITs as a group cheap; future returns rely
on property price appreciation, which doesn't seem likely to me at present.
These will have the firepower to pick up distressed property / real estate debt at bargain prices, and / or offer the best chance to generate good returns independent of
significant property price appreciation.
