Unlike a private equity fund — which holds illiquid private investments — mutual funds typically invest in

traded assets.
It's also important to keep in mind that because mutual fund
assets are
publicly -
traded, the net
asset value of its shares can be highly correlated to the fluctuations of the public market rather than tied solely to the inherent value of its underlying
assets.
Regardless of how big or small the company is,
publicly traded companies typically don't want depreciation of real estate
assets on their books, and as a result, they're better served by leasing.
