Automated valuation estimators based on properties sold in the area, such as Zillow's
Zestimate, which is
shown on all active listings, are popular among customers, even though the values are notoriously inaccurate, and often cause headaches for REALTORS ® when buyers or sellers take these unreliable numbers too seriously.
Version 2 is expected to include multiple value estimates including a
Zestimate from Zillow.com, a consumer calculator that allows consumers to adjust their values and a historical value trends chart that
shows changing value estimates over time.
A Canadian version of the
Zestimate algorithm is being developed that will provide features such as estimated price ranges for houses in Canada, best estimates (a single price), estimated values in one year and graphs
