all tenants in war zones are bad and you would obviously not buy the worst building in the area unless you are going to tear it down.

in those type of neighborhoods and if it isn't a
war zone you can actually find long term stable
tenants, ones with government checks are the best (SSI, disability, section 8, etc).
All of the
tenants issues
in war zones can suck the life right out of you with all the drama.
Investing
in places where the business model is to head into what most would consider a
war zone, make sound easy that you can purchase a $ 30K multi and fix it up, throw
in some Section 8
tenants and you'll be set long term for life is
in my opinion a pipe dream.
