buyer of choice; Fort Knox of capital when markets need it most; Employees are always in a position to do the right
thing; Well defined management succession plan that is deep within the organization
Things that may delay transfer include
lost title deeds, rates and taxes not being paid on time by the seller (all unpaid rates and taxes are regarded as debt to the property and not the owner, so you'll be liable for these once you take ownership), or you, the
buyer, failing to pay the agreed deposit or the transfer fees on time.
I see top producers using their advertising dollars telling the public how great they are, what great
things they will do for them and simply get the average
buyer or seller
lost in the shuffle because that top producer can not service them all.
When the ideal house comes along, the last
thing you want is to
lose it to another
buyer.
Avoid bright colors inside the home though — even a bedroom in the wrong color can be perceived by
buyers as just one more
thing they'll need to change, and that extra work can
lose your property its place on the short list.
I
lost track long ago of
Buyers that «do not like or see value in wholesalers» because of this very
thing.
The most important
thing is,
lost the owner - occupied group of
buyers.
